Phil Morgan's 3 Wishes
Phil Morgan was Chief Executive of TPAS (England) for 10 years and developed the concept of tenant scrutiny. He then became Executive Director of Tenant Services at the Social Housing Regulator and cowrote the Regulatory Framework including the requirements on tenant scrutiny and involvement. Phil is currently an independent consultant, commentator and speaker.
Below he outlines his 3 housing related wishes.
1. Build more houses
That we have enough houses for people to live in. We are simply not building enough houses to keep up with demand. The shortfall is over 100,000 properties in the UK per year and the 'defect' continues to grow.
2. Provide cheaper housing
That people can afford housing. Housing is too expensive and adds billions to the benefit bill. Lower prices for ownership and rent would save money and make housing accessible for all ages
3. More tenant participation
That tenant participation is core business. Good social landlords should be starting with a mission that is about services to tenants and involving them in those services. Good landlords do this successfully - why not all?
